A house survey is an independent inspection of a property's condition by a qualified, RICS-regulated chartered surveyor. It tells you the true condition of the home you're buying, flags defects that could cost you later, and gives you the evidence to renegotiate or budget for repairs. It is not the same as a lender's mortgage valuation, which only checks the property is worth roughly what you're paying.

A RICS Level 2 (HomeBuyer) survey is the most common choice; a Level 3 (Building Survey) costs more because it is more detailed. For a modern, conventional home in good condition, a Level 2 (HomeBuyer Report) is usually enough. For an older, larger, unusual or altered property, or one you plan to renovate, a Level 3 Building Survey is the safer choice.
A Level 1 Condition Report sits in an awkward middle ground. It is a basic visual check that flags problems with traffic-light ratings but gives little advice, often recommending further investigation rather than explaining the defect or likely repairs. Because the surveyor still has to travel, inspect, carry insurance and report, it costs close to a Level 2 that tells you far more, so demand is low and many surveyors choose not to offer it. RICS recommends Level 2 for conventional homes in reasonable condition, which is why our panel focuses on Level 2 and Level 3.
